A Typical Water Leak in a Not-So-Typical House Gets Complicated
Did you know: Water damage is the most common type of property damage in North America. However, just because this disaster is common does not mean all water damage is the same. In late February, a client called us into a uniquely-built house in the Parry Sound area that suffered water damage. Many factors turned this common problem into an atypical restoration.
Water, Mould, and Hoarding
Once our crew arrived on-site to inspect the property, our Project Manager quickly realized how complicated this job would become. From the outside, it looks like a typical two-story home. However, on the inside, the house has multiple staircases, numerous levels, a multi-level loft above the garage, and a basement that also contains exposed bedrock for part of the floor. Any work to a house laid out like this would understandably be a challenge, without even taking into consideration the actual water damage.
The damage resulted from the hot water radiator leaking on the upper floor. It spread water throughout the loft, the garage, the main floor of the house, and down into the basement. Water had damaged ceilings, kitchen cupboards, and hardwood floors. With the heating system out of commission due to the leak, it was necessary to bring in temporary heat to dry the structure. The external heating system also helped ensure no pipes burst in the winter conditions.
The unique qualities of this project, however, do not end there. A hoarding situation in the loft complicated restoration efforts as well. The contents were saturated and needed to be removed and disposed of before work could begin on the structure. Since the damage was extensive, there was not enough power to allow for all of the required drying and air purifying equipment, and the heaters to be running at the same time. This extended the duration of the project.
Our team was able to conclude the work on March 15, 2021. The client was incredibly patient throughout the process of the drying and cleanup.
