Dangerous Staircase Traps Neighbors in Second-Floor Apartment

Early one morning at the end of September, we received an emergency call from the owner of a four-plex in midtown Penticton. The outside staircase needed repairs. And quick! Only the aluminum railings held it up after it fell about five inches. Thus, this dangerous staircase created a huge risk for the second-floor renters as it could fall apart at any moment.

Our crew arrived at the site with the building owner at 9 am to inspect and evaluate the situation. We discovered that water damage was responsible for the dangerous staircase. Moreover, the old deck screws were heavily rusted (and in several cases had disintegrated!). The decay resulted in the staircase no longer being secured to the deck face. 

First, we started by replacing the rotten header boards (painted plywood) on the deck face with new pressure-treated two-by-eights. Then, to ensure everything would hold, we added galvanized joist hangers. Galvanized joist hangers have zinc coating which helps prevent corrosion. Midway down the stairs, we added 4×4 pressure-treated posts for support. Finally, we caulked the screws and seams in all areas where water could get under the vinyl deck covering. Furthermore, we chose coated deck screws to hold up better against rain, snow, and other moisture. Since the major cause of the damage was water, all of these steps were to prevent further water damage.

Our crew worked hard to complete the entire job in just one day. While we worked, the tenants were essentially trapped in their homes. So, it was imperative that we worked diligently to free them. We started at 9 and finished around 2:30. Both owners were on-site to ensure the work was completed to the highest quality. The tenants even came out to thank us personally when we finished. Finally, they were glad to be able to leave and even more glad to have a more stable and secure staircase than they had before.
